A truly unique work arrangement as the Maintenance and Property Supervisor. In addition to the base salary, Paid Health benefits plan, paid housing, paid benefits, paid cell, annual raise and retirement pension and an on-site one bedroom apartment.
As The Maintenance Supervisor, you will be responsible for hands-on improvements to approximately 50 residential apartment buildings. Interior structure repair if needed, doors, windows, plumbing, appliances, walls and of the like. Some exterior assistance as needed. You will be responsible for creating a new process of establishing scheduled maintenance on elevator's, boilers, and other property equipment need scheduled service maintenance. Record and document all repairs and calls from residences. Makes decisions after evaluation troubled issue weather needing repair vs replacement of item. You will oversee any outside service maintenance vendors hired for maintenance services for the establishment.
You will be responsible for all physical operations of the apartment community, particularly preservation and maintenance of the assets, in accordance with policies and procedures defined by the company.
About the Property: The building is a historic brownstone property with 45 onsite residential apartments for senior women of faith with limited income and assets in Hartford, CT. Additionally, there is an onsite chapel on the premises. The original mansion went through renovations to create separate apartments, offices, and a chapel in the early 1900s and still withstands the architect integrity today.
Additional Responsibilities:
- As the Sole Maintenance Staff, you will oversee and manage all repairs, leaks, appliance issues, boiler issues and any apartment issues that arise for 50 individual apartments for elderly housing for women.
- Track and record inventory for repair and maintenance.
- Troubleshooting and repair of all mechanical systems, such as HVAC, plumbing, electrical, appliances, interior building issues as well as some exterior maintenance such as gutters, roofing, concrete, walkways, exterior doors, etc… to meet satisfactory and timely completion of service requests. Otherwise, if large, get quotes from outside vendors for bigger repair issues.
- Monitor and supervise all vendors and outside contractors to ensure the quality and completion of work.
- 10 Years experience with facility / apartment maintenance.
- Trade School Degree or Certification OR Associates Degree preferred
- Direct supervisory experience.
- Proficient in most areas of apartment maintenance including plumbing, electricity, painting, drywall, floor coverings, carpentry, locks, appliances, roofs and life safety equipment. Window screens and blinds
- Fosters a positive, active and collaborative relationship with residents, communities, and associated agencies
- Conducts all community maintenance work, service requests, building inspections and preventative maintenance
- Ensures that all work is completed in a safe, prompt and professional manner
- Prepares maintenance reports and all other job-related documentation
- Adheres to company policies, rules, and regulations
- Takes call after hours and on weekends to respond to any after-hours maintenance repair issues as necessary
- Conducts interior and exterior property inspections regularly
- Completes additional duties as described by the Executive Director
- Knowledge and experience of Interior and exterior doors and locks
- Light Fixtures
- Electrical circuits, receptacles, breakers, switches & fuses
- Toilets, sinks, vanities and disposals
- Appliances – stoves, refrigerators, washers & dryers
- Rodent control
- Clean and inspect boiler and storage rooms
- Stair treads and cove basing
- Fencing
- Gutters, down spouts and connecting hoses
- Drywall damages
- Clearing drains and sewer lines or using vendor if necessary.
- Sub flooring, walls studs and floor joists
- Must have experience with install, service, repair and/or replace the following items in a responsible and professional manner to meets industry standards
- Will be responsible with keeping trusted and confidential information of the resident and property.
- Building maintenance with historical building restoration or historic building restoration and repair or and preservation is a PLUS!
- Basic computer knowledge, written skills and strong oral communication are required.
- Must be able to meet the physical requirements of the job
- Function effectively and professionally with internal staff and external guests.
